DESIGN BRIEF | THE CUSTOMER S PORTRAIT
A preliminary brief with the client allows us to understand its needs and expectations, in order to get together the quantity issue with the aesthetic one.
The quantity issue is about the process analysis, the technical and functional requirements. On the other hand, the aesthetic issue consists in pointing out the brand identity, the feeling that we want the space to convey, how the user perceives the environment and how the space welcomes its visitors.
The feasibility study goal is to evaluate the possibilities of a space, a property or an area before even beginning any activity. The goal is to explore the possible scenarios, the effectiveness of the development and the proper guidelines in order to develop the best project and results.
First of all, it will be examined all the information found inside the documents supplied by the clients and got during the survey. Then, all the typological, structural and plant characteristics of the area are analysed. In the end, it will be verified the possibilities offered by the building, in terms of structure adaptability, space potentiality and possible partitioning.
The final product is a complete analysis of the possible scenarios, set up with costs, times and feasibility, which considers the possibilities given by the space, the property requests, any restrictions and regulatory issues.
In this phase, we design the most suitable concept to create a strongly characterized space, in order to give it a precise image linked to the brand, its function and its target user. Each element will be a part of a whole, resulting from a careful choice for materials and finishes. Subsequently we will follow you in the design and building phases of one or more pilot sites, where we will apply the new concept design that blends together productivity, comfort and functionality. Once the design will be applied to a pilot site, if required we will draw up a manual book, containing all the essential elements needed to apply the new concept, so that each site can conform itself to the new guidelines of the approved image.
We bring your needs and wishes, as defined in the previous phases, together with the potential of your space. We submit some layout options, furnishing included, to show you some possible ways to fit out and even modify the space. Starting from these proposals we find together the final solution that suits you best. And we already give you a preliminary budget and schedule so you can make your decision also based on the feasible investment.Furthermore, always starting from the choices made together in the concept design phase, we define each element with you: from materials to shapes. We suggest different finishes showing examples, images and their cost, providing you with all the financial and visual elements necessary to evaluate together and choose things like floors, walls, furnishings, lights etc
CONSTRUCTION DRAWINGS SET
The construction drawings set consists in the development of a complete drawings package for building, plants, finishing and furnishing works, together with the list of quantities, the materials and furnishings technical specifications, a detailed works schedule and a cost estimate.
The construction drawings set is essential for bidding to several companies in a perfectly comparable manner, making it possible to compare consistently all offers regarding to costs, construction works and furnishings.
Furthermore, these documents gives a detailed specification of works to be carried out, a shorter construction phase and a certainty of costs, minimizing the contingecy.
The Project Manager coordinates all the activities related to the project, checking its progress. It organizes periodic coordination meetings with designers, consultants, contractors and all the people involved in order to monitor the compliance with quality standards and the achievement of time and economic goals.
The Project Manager, on the basis of the work schedule, monitors each activity, identifies delays finds solutions to problems that can occurs and verifies the compliance between choices and the approved budget.
SITE WORK MANAGER AND SUPPLIERS MANAGEMENT
The Site Works Manager visits the construction site to check that the quality of the works complies with the specifications. He defines and monitors the timing and the works schedule, providing further technical specification, clarifications and any additional drawings if needed. The Site Works Manager works together with the Health and Safety Site Manager, sends site visit and works progress reports. In this phase, orders, supplies delivery timings, invoices and expenses are checked to see if the goals are met.
HEALTH AND SAFETY
By law, the client must appoint the Health and Safety Manager for the design and construction phase.
The Health and Safety Manager during the design phase draws up the Safety and Coordination Plan (PSC) in which it analyses all the possible risks, the correct working procedures and all the necessary equipment needed to protect the workers’ health. During the building phase, the H&S Manager verifies that all the documents supplied by the Construction Companies comply with the laws and the PSC. He also checks that those companies have supplied their certifications about the due contributions for their employees working on the site. It also checks the ongoing works to verify that the PSC prescriptions are followed, paying attention to the possible risks surging from overlapping work processes. And last but not least, the H&S Manager updates the PSC in case needed, matching the possible changes in the building works.
We check and summarize the building permits history of the property using the documents provided by the client, or by searching and asking copies of the documents to the authority office. We verify what could be feasible according to the local laws and regulations, we plan the right path and strategy in order to get the Construction Permits strategy from the Authority and we draw up all the papers (CILA, SCIA, Building Permit, special regularization permits, Landscape permits, etc.). We follow the entire process until getting the permits and we update the cadastral map documents at the end of the works.
Our team of architects, engineers and experts can assist you with different issues related to the construction field and evaluate which activities are needed to solve them. We prepare experts reports both for insurance refund requests and as CTP (one party appointed technical consultant) for:
- evaluation of compensation request for damages and/or works not correctly executed on your property and we can search for its causes;
- Construction laws, building and City regulations compliance assessment, either for owned properties or when purchasing and selling properties.
We create graphic design and video communication for your company, designing a coordinated image that starts from your logo design and goes all the way to brochure, presentations and books graphics. We supply graphics for your social media and we design or restyle websites. Moreover we plan and make corporate communication videos, graphic for product communication and service presentation pamphlet.
